Commitment and CPL, delivered together
A closing protection letter from the underwriter should accompany the commitment, not follow it. Confirm the insured lender name and loan amount match your file exactly; mismatches are a common cause of last-minute re-issues.
Ask for the fee sheet early
Title and settlement fees drive Section B and C of the Loan Estimate. In New Jersey, title premiums are filed rates and simultaneous-issue pricing applies when owner’s and lender’s policies are issued together—make sure your LE reflects the correct combination so you stay inside tolerance.
Endorsements your investor requires
Condominium, PUD, environmental protection lien, and location endorsements are routinely available. Send your required endorsement list with the order so the commitment and pro-forma reflect them from the start.
Closing instructions: send them, then confirm them
A strong title agency reads every line of your closing instructions and confirms receipt. Ask how they verify signer identity, handle trust or POA signings, and manage the three-day rescission on owner-occupied refinances.
Wire verification is your risk too
Payoffs and disbursements should go only to instructions verified by phone at a known number. Ask about the agency’s verification protocol and whether it uses a positive-pay or payee-match process for disbursements.
Post-closing package turnaround
Recorded mortgage, final title policy, and the signed closing package should return promptly; e-recording in most New Jersey counties makes same- or next-day recording realistic. Slow post-closing packages delay investor delivery and can affect your pricing.
Rate-lock protection
Tell the title agency your lock expiration at order. A responsive agency will prioritize search and commitment turnaround around that date.
