Preview the numbers 48 hours out
Ask the title agency for the settlement statement two days before closing and walk your client through the major lines. Nobody should see their cash-to-close for the first time at the table.
Confirm the wire the day before
Remind buyers to send funds a day early after verifying instructions by phone. Late wires are the most common cause of a delayed disbursement—and a buyer waiting for keys in the parking lot.
Bring the right ID
Every signer needs a valid, unexpired government photo ID whose name matches the contract and loan documents. A recently married or divorced client should sort out the name issue with counsel in advance.
Final walk-through before, not after
Schedule the walk-through the morning of or the day before closing. Issues discovered after signing become far harder to remedy.
Know who needs to attend
In New Jersey, buyers typically attend with their attorney; sellers often pre-sign. Confirm with both attorneys who must be present and where—our office, counsel’s office, or by mobile notary.
Set expectations on timing
A financed purchase closing runs roughly forty-five to ninety minutes, plus funding time. Tell clients not to schedule movers for an hour after the appointment.
Follow up after recording
Once the deed records, the buyer receives the recorded deed and owner’s policy. A quick note from you when that arrives is a referral touchpoint most agents skip.
